How water removal differs from drying
Extraction removes accessible water from affected areas. Drying addresses moisture remaining in building materials and the surrounding environment. A floor that looks dry does not, by itself, establish that the materials underneath or nearby walls are dry.
Ask the restoration provider which materials are affected, what measurements they will take and how they will decide whether materials can be dried or need removal. Equipment and the work plan should match the conditions at the property.
What to prepare for intake
- The property address and whether it is a home, rental or business.
- The suspected source and whether water is still entering.
- When the damage was first noticed and which rooms are affected.
- Any access limitations, safety concerns or authorization requirements.
If there is immediate danger, contact emergency services. Avoid entering wet areas where water may contact electricity or where structural damage is suspected.
Questions about the drying plan
- How will you document affected materials and moisture conditions?
- Which extraction or drying work is included in the written scope?
- How will progress be checked and explained?
- What conditions would change the scope or estimate?
- Are repairs and rebuilding included or quoted separately?
Moisture control matters
The EPA’s moisture and mold guidance explains that moisture control is central to preventing indoor mold growth. Ask a provider about prompt assessment rather than relying on a universal drying timeline.
How long does drying take?
There is no single timeline that fits every property. The water source, affected materials, extent of wetting and conditions at the building influence the work. Ask the provider to explain their assessment and update you as conditions change.
Will a referral include a price or arrival guarantee?
No. Availability, scheduling, pricing and the final work scope are confirmed with the provider. Ask for a written explanation before authorizing work.
